Planning a Renovation or Addition?
One of the most important steps towards building your new space occurs before the first hammer lands on your site. Proper planning reduces cost & timing overruns and steers you towards a project you will enjoy for years to come.
With proper planning you will be able to:

SCHEDULING

The construction schedule establishes and tracks interrelationships between installers, materials, and clients.
The Renovation Schedule is a living document that projects future progress while recording the achievement of historical milestones.
Our schedules include:
• Client decision dates – need a decision by
a certain date to maintain progress
• Material logistics – order date, fabrication
time, installation duration
• Installation durations
• Relationships to other schedule components
• Client wishes – accomodate a certain date
or an event
• Client affected terms – i.e. may want to be
elsewhere during noisy times
Projects are started only after the majority of materials have arrived on site.
Our average duration on site for a bathroom renovation is one to two weeks depending on scope and materials.
We complete most kitchen renovations in two to four weeks – again, depending on scope and materials.

BUDGETING
A viable Renovation Budget starts as a steering document then develops into historical proof of proper fiscal management.
We create budgets that incorporate your design wishes while providing flexibility for material selections.
Our budgets are comprised of four parts:
• Installation Labor – these costs are readily
identifiable and considered fixed.
• Supplies – building components you may
not concentrate on yet are integral to the
project, i.e. drywall, structural framing, etc.
• Finish Items – Client Finish Selections –
things you associate with the final look of
a project, i.e. tile, cabinets, flooring, etc.
• Professional Support – designers,
architects, engineers, permit
expediters, etc.
Prior to start of construction the budget and design are thoroughly integrated. This step reduces opportunities for unknowns during construction. During construction the budget is updated to reflect client choices and job progress.
One final note on budget: CHANGES ARE INEVETABLE. You could change your mind, hidden conditions could be uncovered, you may not like how the furniture fits…
We provide the cost of changes before they are implemented – you do have a choice.
